Developer Neinver has announced it will build a large retail project in the village of Modlniczka, near Kraków. The project is part of Neinver’s Futura Park chain, but will be the first of its kind in Poland to physically connect a Factory outlet center to a retail park. Construction on the development is expected to begin this year, with completion scheduled for 2010.
“Neinver has always believed in modern and comprehensive solutions. We are a leader of the Polish outlet center market sector but keep expanding our portfolio with different projects. The project in Kraków, which combines a Factory center and a commercial park, is another breakthrough in our development,” said Barbara Topolska, general director of Neinver Polska.
Designed by the IMB Asymetria architectural studio, the two-storey development will deliver a total of 44,000 sqm of retail space as well as 1,400 parking spaces. Its lower storey will accommodate a 22,000-sqm retail park whose main tenants will include upscale supermarket Alma and appliance and electronics retailer RTV EURO AGD. The building’s upper floor will house a 22,000-sqm Factory outlet center, the largest in Poland, which will include a total of 120 shops. The project is being commercialized by Cushman & Wakefield.
“The interesting concept and the convenient location of the planned project have already succeeded in arousing the interest of its prospective tenants,” said Agata Brzezińska, leasing director at Neinver Polska.
Neinver has been active in the Polish property market since 2000. In 2002, the company introduced the factory outlet-center concept to the country and the chain currently includes three projects located in Warsaw, Wrocław and Poznań. The company’s largest project in Poland is the Galeria Malta scheme in Poznań.
