Kolding, Denmark is determined to house the largest designer factory outlet center in Northern Europe. 27,000 sq. m. prime land in the city centre has just been released for sale and the City authorities are looking for buyers who can bring its already flourishing retail trade to the next level.
Business Kolding, the municipal agency for retail trade, business and tourism, has a vision: Kolding, Denmark should become the shopping mecca for branded goods in Northern Europe. The beautiful, historic centre of this city already has a wide variety of shops as well as Jutland’s largest shopping mall that is located in its northern district. To further enhance its attraction for even more shoppers and tourists to the city centre, Business Kolding and the City authorities is now looking for a buyer of 27,000 sq. m. prime land in the city centre. If the ambition of Business Kolding is to be met, the buyer should be ready to develop an exclusive designer factory outlet.
”Business Kolding has been cooperating with outlet consultant Henrik Maris in order to assess its parameters, and we are convinced that this project is both viable and potentially profitable for our city,” says Bjarke Wolmar, managing director of Business Kolding.
”We have already paved the way so to speak. A majority in the City council backs the plans for a designer outlet center and it goes well with Kolding’s vision to become the number One design city in Denmark,” he adds.
Just last month Kolding was named the number One centre for industrial growth for the whole of Denmark. Now the time has come to lift the city’s retail trade to a similar level.
”We firmly believe that a designer outlet center in the city centre of Kolding will be a winning combination in the long-term,” says head of retail and tourism at Business Kolding, Jeanette Therkildsen.
”The 27.000 sq. m. that are now available for sale have quite unique features. Among others, the area is located in the city centre and is dissected by a beautiful river. Furthermore, public opinion in Kolding is strongly behind our ambition for this new retail concept. So we are really excited to see who will come forward and take up the challenge,” she says.
Together with outlet consultant Henrik Maris and other competent contacts, Business Kolding has already established dialogue with many brand manufacturers as well as similar designer outlet center operators throughout Europe. Thus, the marketing of this project will be in position to start as soon as the land is sold - preferably to an entrepreneur who can clearly envisage the potential as identified by Business Kolding.
”I should say if, but I will say when these plans come to fruition, Kolding can be positioned as the number One shopping city in Western Denmark as well as Germany, north of Hamburg . By applying such a marketing strategy, existing retailers in Kolding will also benefit from the designer outlet center as it will enable us to attract many more shoppers in total,” Jeanette Therkildsen anticipates. She is looking forward to hearing from interested buyers as soon as possible.
